Cash Flow

Your ability to generate enough income to cover existing obligations AND the new loan payment.

Key Metric: DSCR
Debt Service Coverage Ratio — lenders want 1.25x or higher

Credit

Your track record of repaying debts. Credit score is important, but payment history matters more.

Key Metric: Credit Score
680+ for conventional, 650+ for SBA loans

Collateral

Assets that secure the loan. If you default, the lender can recover value from these assets.

Key Metric: LTV
Loan-to-Value ratio — lower is better

Capital

Your net worth and liquid assets. Shows you have skin in the game and reserves for tough times.

Key Metric: Equity Injection
10-30% down payment typically required

Character

Your reputation and integrity. Includes industry experience, business plan quality, and references.

Key Factor: Experience
Industry knowledge and management track record

Conditions

External factors: the economy, your industry's health, and how you'll use the funds.

Understanding Your Credit Score
